We remain in a seller’s market in Santa Cruz County, with 3.0* months of inventory as of October 8th for single-family homes. The median sale price fell slightly in September to $910,500, which is 18.2% higher than the median sale price from September 2016. New listings were down, with 208 single-family homes listed for sale in September. Closings also dropped, with 134 single-family homes sold. The average sale-to-list price ratio dropped to 99.5%, while average days on market jumped to 50.

Last Week in Real Estate
After three weeks of decline, home sales jumped last week in Santa Cruz County, with 45 single-family homes sold between October 15th and 21st. The median list price remained steady at $899,000 for single-family homes sold last week, with the median price per square foot at $560. The average home sold last week spent 48 days on the market. There are currently 423 single-family homes for sale in Santa Cruz County, down from 431 this time last week.
