The median sale price rose in February to $917k, which is 14.6% higher than the median sale price from February 2018. New listings increased last month, with 141 single-family homes listed for sale. Closings also increased, with 87 single-family homes closed. The average sale-to-list price ratio dropped to 97.5%, while average days on market rose to 66.

Home sales were up last week in Santa Cruz County, with 41 single-family homes sold between March 11th and 17th. The median list price dropped to $899k for single-family homes sold last week, with the median price per square foot at $558. The average home sold last week spent 34 days on the market. There are currently 252 single-family homes for sale in Santa Cruz County, up from 232 on the market this time last week.
