We remain in a seller’s market in Santa Cruz County, with 2.1* months of inventory as of January 9th for single-family homes. The median sale price rose in December to $926k, which is 15% higher than the median sale price from December 2016. New listings were down, with only 58 single-family homes listed for sale in December. Closings also dropped, with 114 single-family homes sold. The average sale-to-list price ratio dropped to 97.2%, while average days on market rose to 52.

Last Week in Real Estate
Home sales were up last week after a slump over the New Year’s holiday. Twenty single-family homes sold between January 7th and 13th. The median list price dropped to $787k for single-family homes sold last week, with the median price per square foot at $500. The average home sold last week spent 71 days on the market. There are currently 232 single-family homes for sale in Santa Cruz County, down from 245 this time last week.
