With a population of 10,000 people and an area of just 1.7 square miles, Capitola is one of the more densely populated areas of Santa Cruz County. The Jewel Box

The Jewel Box neighborhood is named after its streets, which have names such as Topaz and Emerald Street. The area offers condos, pre-manufactured homes, and older custom built homes. With few thoroughfares, The Jewel Box is a quiet area and a great place for children. Jade Street Park borders the Jewel Box to the south, and has amenities such as a community center, soccer fields, tennis courts, and a dog-friendly park. The Jewel Box is a walkable neighborhood, with the Capitola Mall and bus transit center less than a mile away to the northwest. Homes along Prospect Avenue enjoy views of the ocean and of Capitola Village to the southeast. There are several pedestrian routes that cross Prospect Avenue and lead down onto Cliff Drive, which gives access to the beach, the Capitola Wharf, and Capitola Village.

Capitola Village

Capitola Village, often referred to just as The Village, is one of the oldest oceanside resort towns on the west coast. This community offers beautiful ocean views, a vibrant downtown, and a variety of activities and events. Capitola Village annually hosts the Begonia Festival, Holiday Open House and Tree Lighting, the Capitola Art and Wine Festival, the Hot Rod and Custom Car Show and the Capitola Junior Guards summer camp program. The Capitola Wharf offers fishing and boat rentals, while the Capitola Jetty is a great place to learn how to surf. For those who like to shop and dine, Capitola Village is home to an eclectic mix of restaurants and boutiques.

41st Avenue Commercial Area

Capitola’s commercial area features the indoor Capitola Mall, banks, supermarkets, and many other local businesses and restaurants situated along 41st Avenue, which runs from Highway One to iconic Pleasure Point. The area offers almost every good and service anyone could want.

The median sale price for single-family homes was $995,000, while the median sale price for condominiums and townhouses was $507,000.

The most expensive residential property sold in Capitola in 2017 was an oceanfront single-family home at the end of Sacramento Avenue. The median sale price for single-family homes was $725,000, while the median sale price for condominiums and townhouses was $329,750.

The most expensive residential property sold in Capitola in 2013 was a single-family home with ocean views located in the Depot Hill neighborhood. The two-story, 2,723 square foot home sold for $1,948,625 and featured four bedrooms and four full bathrooms on a 4,791 square foot lot. The least expensive residential property sold was a Below Market Rate Unit located on 41st Avenue. The 478 square foot studio sold for $199,000 and featured one full bathroom.
